Kelcie Sellers, Associate Director at Savills World Research and author of the report, says: „While prime ski property prices are 2% lower than their 2022 highs, on average they remain 34% above 2021 levels and 36% above pre-pandemic prices.“
The top spot in the „Savills Ski Prime Price League“ including the “20 premium ski resorts”, again belongs to Aspen, marking its third consecutive season. The average sales prices of luxury residential properties here are approaching €40,000 per sqm, which is 9.3% higher than in 2023. This Colorado town also tops the „Savills Ultra-Prime Pricing“ (the highest-priced ski destinations), where the price for these most expensive residences reached €84,500 per sqm. „While other parts of the United States have seen a slowdown in property price growth due to high interest rates, property prices in the Aspen market do not seem to have reached a ceiling yet,“ adds Lenka Pechová, Senior Research Analyst at Savills.
In both rankings, the French resort Courchevel 1850 takes second place, with average prices of €34,600 per sqm in the Prime Price League and €47,200 per sqm in Ultra-Prime Pricing. The French resort Val d’Isère ranked third in the Prime category and fourth the Ultra-Prime category while the Swiss resort Verbier secured fourth place in Prime and third place in Ultra-Prime. Among Austrian destinations, Lech and Kitzbühel, ranked eighth in the Savills Prime Price Index, with Kitzbühel moving up by 11 positions since last year due to increasing popularity among local and German buyers.
In the face of continued global warming and changing climates, the resilience of a ski resort is more important than ever. The 2023-2024 winter season saw significant variation in snowfall as well as season lengths in the resorts surveyed as part of Savills Ski Resilience Index. These factors have definitely reshuffled this ranking. Breuil-Cervinia in Italy climbed four positions to take the top spot, boosted by a longer season and improved snow reliability, with Zermatt, on the other side of the Matterhorn, consistently at the top of the rankings in previous years, moving to fifth place. In France, resorts have seen a comparatively high variation in rankings year on year. Val Thorens, climbed up ten places to third, whilst Tignes jumped 17 places to tenth.
